PLEASE NOTE: These buildings are of new construction and when built, they were built where the whole building has either all heat or all AC, the downside to this is during shoulder seasons, its likely that we will have both hot days and cold days, when this happens you may want heat, but not be able to obtain heat for example, in these cases we keep some heaters on standby for you. Just ask for them and we will deliver.
Additional Note: We only provide toiletries good for the first 24-48 hour use. Please bring your own or purchase at the nearby grocery stores or pharmacies for longer stays.

Please note: We use a noise monitoring device on the property to ensure that our guests are being good neighbors; It does NOT record actual sounds or conversations, it simply monitors the noise level (measured in decibels). Quiet hours are observed from 9 pm-8 am. Violators will be charged a $200 fine. This property may use NoiseAware technology to ensure the comfort and security of the guest. Tampering with the device is strictly prohibited and will result in a $200 fine.
We are professional hosts and this is our living, hence you can be assured that while you will be able to reach a live person 24 hours a day, we will not be pestering you, other than to initially make sure that you are comfortable. So in short, we will be there for you when you need us.
Tree-lined streets, public gardens, and open green spaces make University City a verdant, livable community. Neighbors shop together for fresh produce at farmers markets, dine in cozy restaurants, and listen to open-air concerts and plays, all within blocks of the distinctive wide porches of the leafy residential areas.
This unique and diverse neighborhood in West Philadelphia was named for the six colleges and universities that sit between 50th street and the Schuylkill River, but it is much more than a college town. University City making it one of the most livable, well-kept, and friendly neighborhoods in Philadelphia.
"In order to maintain a safe environment for all guests we are required to have all guests verified and pass a screening requirement that looks at the following, those guests who do not pass or do not give us permission to verify them will not be allowed entry. We will check for suitability using Public Record DataBase."
We will give you a code 48 hours prior to your arrival so that you can gain access to the property and also to your apartment door.
Keys/FOBS:
Prior to your arrival, we will take pictures of the keys/fobs for the home. (Where applicable)
If the same number of keys/fobs are not left as assigned on your departure for security purposes we will have to replace all locks and pass the expense of this onto you. The costs would be as follows. Remove and Replace old lock $250-$450 depending on the lock needing to be replaced. Each fob will be $150. Mailbox lock removal and replacement keys $150
Offers something for everyone, featuring secure video access, and terrific amenity spaces such as resident lounges, Theater Room, Fitness Arena, Bike Room, Expansive Rooftop Terrace where you can find a shady reading spot or Grill or Stargaze while you take in Philadelphia's skyline.
Just a short 7-10 minute walk to CHOP/PENN campus's and just a couple of blocks away you will find 6 trolley lines and the Market/Frankford lines and with so much convenience to get around not only do you not need a car, we actually recommend that you leave your car at home.
