Please note that once you have booked, you will be contacted directly by SUPERHOG to complete your booking validation, which includes ID verification and the deposit collection. You will be given the choice between paying a refundable deposit (+ admin fee) or a non-refundable damage waiver, with both covering you for any accidental damage caused during your stay.
The Boathouse is an upside-down house that is set over three floors, sleeping 6 guests on the ground floor, maximising the picturesque views of the beach and Bay to the other two floors. The sitting room is simply a gorgeous space, contemporary, light, extremely comfortable and those VIEWS! The dining room can sit up to 8 guest and has direct access via stairs to the front balcony area on the ground floor. The Boathouse also has the added benefit of having an enclosed rear lawned garden, table and chairs and an Egg BBQ, plus the luxury of garage parking for one car.
Accommodation:
Ground Floor: Three bedrooms: 1 King Double with a large wardrobe, 1 Double, 1 Twin. Family bathroom, with roll top bath and a separate shower, WC and basin.
First Floor: A central staircase takes you up to the living area, where the sea and beach views are simply stunning. The living area consists of a thoughtfully fitted kitchen with bar stool seating for three.
A gorgeous sitting room with log burner, Smart TV, plenty of comfortable seating looking towards those panoramic Solent views. A separate dining room seating up to 8 guests. Off the kitchen there is a utility room with WC, basin and laundry facilities.
Second Floor: Sitting area with a Smart TV, a perfect retreat for the teenagers.
Outside:
Outside to the rear there is an enclosed lawned garden with an outdoor shower. To the front there is a balcony area overlooking the beach and Solent. Garage parking for 1 car.

Note: The property is set over three levels, with the bedroom being on the ground floor.
Note: Children must be supervised at all times while on the front balcony area. Note: The front balcony area is used at your own risk, please always take care. Garden furniture will be outside from the Spring to the early Autumn

This a no-smoking property
Total number of occupants will not exceed the quoted number unless agreed.
All trash and perishables must be disposed of and dishes washed before departure.
Please allow your dog to dry in the cosy drying area provided in the cloakroom.
No Pets allowed in the bedrooms, or on the furniture.
No Puppies allowed.
Please do not leave dogs unattended.
All No 2's to be picked up before you leave. We would appreciate if you could hoover up any excess dog hair before you leave.
Please do not leave children unattended at the front of the property, there is quite a drop down to the beach.
No parking in-front of the garage - Access is required at all times.
There are storm doors in-front of the beach fronted windows, please close when windy, or if a storm is expected. The doors can be used as blackouts as well.
USE OF THE SUN TERRACE IS AT YOUR OWN RISK
CHILDREN MUST NOT BE LEFT UNATTENDED AT ANY TIME
• Please ensure that you only use the selection of plastic plates, bowls and glasses etc that can be found in the small cupboard to the front of the breakfast bar (facing the lounge door) when outside.
• The tide can sometimes breach the sun terrace outer walls, to this extent we would be grateful if you could return the chairs to the back garden when not in use and/or if stormy and/or the sea is rough. In these conditions, please chain the table up, so that it does not get damaged.
• Please bring the cushions and parasol in when not in use, so that we do not lose them in the wind.
Please shut the storm doors before you leave.
Please advise on booking if bringing dogs, then we can get the property dog ready.
