The Home- Large fenced corner lot. 1858 sq feet of updated rustic mountain escape. 3 bedrooms, 5 beds, 2 bath, with game room. Main level has wood style flooring. All bedrooms and game room are carpeted.

All bedrooms & bathrooms are located upstairs.

Bedroom 1(primary bedroom, attached bath)- Includes a king bed, nightstands, love seat, closet with drawers, luggage rack, large smart tv. Access to primary bath.

Bedroom 2- Includes queen bed, side table, closet, and luggage rack.

Bedroom 3- Includes full sized bed, twin/twin bunk with twin trundle. Closet and luggage rack.

We provide shampoo, conditioner, body wash, cotton rounds, q tips, and floss picks. We do provide limited hand towels and wash cloths 8 bath towels are provided. (Not for lake use, please bring extra for lake.)

Bathroom 1(Primary bath)- Tiled shower and single vanity.
Bathroom 2- Shower/bath combo, Single vanity

Kitchen- Rustic and updated. Full-sized stainless-steel fridge, gas range, stove, microwave, and dishwasher to help you create wonderful meals. If you prefer take-out no worries! Fully stocked with utensils, dishware, and cookware.
A starter pack of paper towels and trash bags are provided. Along with dish soap, coffee grounds, and sugar. (Please note we do not provide Tupperware, tinfoil and plastic wrap are provided)

Coffee- 12 cup programable drip machine. We typically provide medium roast grounds and sugar. We like to use reusable filters.

Dining- Located in view of kitchen, bench seating for 8 at dining table. Additional seating for 4 at countertop in kitchen.

Living room- In view of kitchen & dining area. Large sofa, smart tv for all your streaming needs. Wood burning fireplace.

Fireplace- Natural wood burning fireplace. We do not provide wood. It can be purchased upon completing our virtual check-in form. Wood is delivered on check in day. Many of our local stores provide wood for purchase.

Game room/Billiards (lower level)- Pool table, electric fireplace, and large smart tv. Access to the back yard.

Laundry- Full sized HE washer and dryer. Located in a closet in the billiards room. Pods are provided.

Yard- Relax in the fully fenced large outdoor space! 6-person hot tub located on the deck. Dining table for 6. Access from the billiards room and kitchen area. 9 spa towels are provided, not for use at the lake.

Propane grill- We provide the propane tank. Tanks are swapped once a week. If it needs to be swapped before our scheduled time, please do so. We will reimburse with a photo of an itemized receipt. If you’d prefer to wait for us to swap it for you, just let us know. It will be added to our daily route.
Parking- Paved parking for 3 vehicles only. There is an incline, you may need AWD or 4x4 in winter months. (no garage access)
Pets- We allow 2 trained dogs with non-refundable pet fee. Please do not let your pets poop/pee on the deck. We prefer pets NOT be allowed on beds and furniture. We will charge for damage, excessive shedding, or not picking up after your animal. No other type of animals or number of animals are allowed regardless of ESA or Service animal status. All animals MUST be disclosed upon booking.
Keep your pet’s safety in mind, there are wild animals around Big Bear, inspect the area to ensure there are no escape areas.

Heating- Home is heated by central heating. Wood burning fireplace in living area. Electric fireplace in billiards room.

Cooling- Like many homes in Big Bear there is no AC. The main living area has a ceiling fan. Bedrooms have free standing fans available. In summer, open windows at night, close them in the morning to keep the cool air inside. Peak heat is usually 3p-6p.

Please make sure to read the additional rules section. We believe in setting proper expectations. Many of these rules are set by the city and enforced by their code enforcement. We are required to follow these rules as a part of our permit.

Guests have access to the entire home. The only places not accessible by guests is garage, some cabinets in upper hall, and one on main level.

Per city regulations the person who books the home will need to sign the Good Neighbor Policy and agree to all the city rules prior to gaining access to the home. This person booking must be staying on property and verify with ID. No third-party bookings are allowed.

We will leave you to enjoy Big Bear, unless any issues arise. We are almost always available to contact. Please use the messaging option. These messages get sent to our whole team and are the fastest way to get a hold of us.

City of Big Bear Lake Good Neighbor Policy must be respected at all times. Please review the city rules. This is listed verbatim.

Do not exceed the occupancy limit (9 this includes children & infants)
Do not exceed the stated occupancy at any time during your stay. The maximum number of adult occupants may
be less than the total maximum occupancy.

NO PARTIES ALLOWED.

No parking in street or yard (3 vehicles only)
Parking is only permitted in the driveway, designated
parking spaces, and garage. This includes trailers. The
maximum number of vehicles permitted is on the exterior
sign.

No amplified music 24/7
Amplified music is not permitted to be heard beyond the
property line 24/7. Close your windows to avoid music
carrying beyond the property line.

Head inside at 10:00 p.m.
Noisy outdoor activities and spa use are prohibited from
10:00 p.m. – 7:00 a.m.

Take your furry friend with you.
Take your dog with you so they do not disturb
surrounding neighbors. You will find that Big Bear Lake
is very dog-friendly!

Unfortunately, a few of our guests refuse to
extend common courtesy and neighborly
behavior toward the guests and residents
around them. For those guests who have come
to party and disrupt the peace and tranquility
of the neighborhoods, there are costly and
severe consequences.

Fines
The minimum fine for violating the rules stated
previously is $500 per violation. A second
offense is $1000 per violation.

Eviction
Unruly guests who blatantly disregard the rules
and expectations will be evicted without a
refund. In addition, costly citations may be
issued to the reservation holder.

License-VRR-2024-2766
Occupancy (9) and car limit (3) are set by the city. They will enforce these. If found to have more than we are licensed for, you may be evicted with no refund. So please adhere to these limitations. Most of the rules are set per City of Big Bear Lake.

Upon Check Out

Wash dishes (load washer and START)
Pick up yard of trash, cigarette butts, lids ect
Pick up and dispose of pet waste
Leave used beds unmade
All used towels can be piled in bathroom (all linens are cleaned off site)
Close any open windows & doors.
Turn off lights
Lock up
Place all trash/waste into bins.
Do not turn off heaters in winter months

Trash day is Wednesday. Please bring trash bin to curb Tuesday. If the provided bin is full. Do not leave trash out. Take trash to 24/7 drop off site. Address is provided in our homes, and on online guide.

Animals- This home will allow two well-behaved dogs with a pet fee. Must be approved prior to booking. This fee is non-refundable. This fee does not cover damage, negligence by the owner, or extra cleaning required (excessive fur, urine, or fecal matter). No other animals are permitted, no exceptions.

Cleaning Fee- nonnegotiable. This covers clean linens, cleaning of bathrooms, kitchen, floors, basic balancing of spa chemicals, and basic care of the home. This does not cover left trash, excessive messes, cleaning dirty dishes, or if the spa requires a drain and fill after your stay. The home has deeper clean items that happen 2-3x a year.

Early check in- No guarantees will be made. Please ensure the online check in form is completed in full prior to check in day. It will ensure there are no delays in getting you the code. The check in process is required by the city including valid ID. If the form is completed, on the day of check-in, we will send the code when the home is ready or at 4pm. Whichever comes first.
Do not show up to the home until given the code. This rushes the cleaners and tends to assure something is missed.

Late check out- No guarantees. This is based entirely on the cleaning team’s route. It is only granted night before checking out. If you’d like to guarantee checking out later, book another night. This allows you to stay a whole night or leave at any point during your reservation time. Please note, we do charge if you delay the cleaning teams by not vacating the entire property, not just the home. The cleaners will not knock to let you know they are there. Please be respectful of their time and any guest checking into the home after you.

Spa- Spa hours are set to 7a-10p No exception. This is a city rule and can result in fines. The spa is maintained after every guest. Spa covers are
